Locals do not talk about this place as one neighborhood. They talk about it by elevation, because the road climbs and the housing changes with it.

Lower Pinebrook

Closest to the freeway exit and the flattest ground in the neighborhood. This is where most of the condominiums and townhomes sit, along with older single family pockets like Ecker Village, High Meadows at Pinebrook and Horsethief. Shortest commute, easiest winter driving, most traffic noise.

Middle Pinebrook

Boothill, Eagle Ridge and Ecker Hill sit in the middle band. Bigger lots than the bottom, more trees, and the point where hillside grades start to matter for both your driveway and your build budget.

Upper Pinebrook

Pineridge and Sunridge hold the largest and most private houses, tucked into mature pine and aspen on dramatic hillside lots. Streets like Canyon Drive carry some of the highest prices in the neighborhood. A property such as 7775 N Pinebrook Road shows the reconstructed upper end, where a 1970s original gets taken to the studs and rebuilt as a modern house.

Every Way Into the Neighborhood


Pinebrook homes cover a wider price band than almost anywhere else in the basin. That is the real advantage here, and it means the right entry point depends entirely on your budget and how long you plan to stay.

Sub association rules and dues vary widely between these. Two units that look identical from the street can carry very different monthly numbers, and we check that before you get attached to a floor plan.

Condominiums. Pine Creek and Pinebrook Pointe are typically the most affordable ownership on the hill. The latter is the largest condo project in the neighborhood and the most common first purchase.

Townhomes. Cedar Ridge, Elk Run and the Pinebrook Cottage product give you attached living with a little more room. The Courtyards at Quarry Village adds another townhome option on the lower end of the hill.

Single family homes. Everything from 1970s originals waiting for a remodel to full new construction on infill lots. A three bedroom on a street like 3074 W Fawn Drive reads very differently from a rebuilt house four hundred feet higher up.

The Commute Math That Sells This Hillside


This is the section other neighborhoods cannot compete on. Salt Lake City International sits roughly twenty five minutes away in normal traffic, and downtown Salt Lake City is a similar run. Old Town Park City is about ten minutes over Highway 224. Downtown Park City parking is the hard part, not the drive.

Having a dedicated freeway exit means you are not funneling through Kimball Junction every time you leave. On a canyon closure day that matters. On a Saturday in January it matters more. Jeremy Ranch sits directly across I-80 and shares the same advantage, which is why buyers almost always shop the two together.

Out Your Door

What Is Actually Out Your Door


The trail network is the reason residents put up with the grade. Rob's Trail, Run A Muck and the Ecker Hill trailhead connect into the wider basin system, and the Millennium Trail links you toward the rest of town without a car. Pinebrook Park handles the tennis, pickleball and after school hours.

Three minutes east at Kimball Junction you have Whole Foods, the outlets, Newpark and the Swaner Preserve boardwalk. Woodward Park City sits just off Kilby Road for the action sports crowd, and the Utah Olympic Park is a few minutes further. Basin Recreation's fieldhouse covers the indoor months. Park City Mountain is the closest lift access, with Deer Valley Resort and the Deer Valley East Village side reachable on the other end of town when you want a change.

Pinebrook sits inside the Park City School District, with Jeremy Ranch Elementary among the schools serving this side of the basin and Park City High School downstream from it. Park City Day School is a short drive for families weighing private options. Boundaries and programs shift, so confirm current assignments for any specific address rather than trusting a listing sheet.

This is the practical reason so many families land in the Pinebrook neighborhood instead of closer to the resorts. You get Summit County schools, a real sidewalk culture, and neighbors who are around in October.
