People talk about this base as one place. It functions as two, and the difference shows up in both price per square foot and how often you actually use the property.

The dense core around the Red Pine Gondola, the Orange Bubble Express and the Sunrise Gondola that replaced the old two person chair. Apex Residences sits at the top of the village with true ski access to multiple lifts. Pendry Park City anchors the luxury end. Sundial Lodge, Silverado, the Ridge and Hyatt Centric Park City fill in around the plaza, and the Grand Summit Hotel offers fractional shares for buyers who want a few weeks rather than a deed to a whole unit. The first tee at the Canyons Golf Course is a short walk from most of it.

Ski access here runs through the Cabriolet or the Frostwood Gondola instead of a walk to the lift line. Every listing in this village claims ski access. The claims are not equal, and this is where buyers overpay or undervalue without meaning to.

  • True ski in and ski out means you click in at your door and return the same way. Rare, and priced accordingly.

  • Ski in, walk out is common. You can ski home but you walk or shuttle to the lift in the morning.

  • Shuttle access covers much of the lower village. The Canyons Village Connect on demand service runs between buildings and the transit hub, and it works well, but it is a service and not a deed right.

Canyons Resort Drive is the spine that ties all of it together, and Park City Mountain Resort keeps reshaping the circulation between the two halves of the village. A new gondola connecting the lower village to the upper village and the final phase of the parking structure are both in progress for upcoming seasons, which will change walking distances for several buildings. We track those timelines because they move value.

The Other Nine Months


Winter sells these properties. Summer decides whether you keep them. The Canyons Golf Course threads through the base with holes running right past several residential buildings. Lift served mountain biking climbs from the village into the aspens, with Red Pine Lodge sitting mid mountain as a lunch stop and Lookout Cabin holding one of the better lunch decks on the hill. Iron Mountain and the terrain above it open up hiking that starts at the village edge rather than a trailhead twenty minutes away.

Across town, the Alpine mountain coaster and the Mountain Village base draw the family crowd, and the Wasatch Mountain trail systems stretch from here to Midway. The point is that outdoor activities here are not seasonal filler, and outdoor adventure does not require a car. They are the reason the rental calendar fills in July.

Most buildings in the village permit nightly rentals, which is exactly why this real estate trades differently from Old Town or a neighborhood house. That flexibility comes with structure. The Canyons Village Management Association governs shared services across the base, and individual buildings layer their own dues, reserves and rental program terms on top.

Two owners in the same building can run wildly different numbers depending on whether they use a hotel managed program, an independent manager or self management. Before you write an offer we will pull the actual dues, the reserve study and the rental history rather than the pro forma the listing agent hands out. How It Compares Around Town


Buyers rarely look here in isolation. The honest comparison usually runs three ways.

  • Old Town puts you on historic Main Street with the Town Lift at the end of the block. More character, older buildings, tighter parking, and a walkable dining scene the village is still building toward.
  • Park City Mountain Village on the resort's original base has its own hotel and condo inventory and sits closer to the Park City ski school and beginner terrain that families lean on.
  • Deer Valley Resort trades nightly rental flexibility for service and grooming, and Deer Valley Ski Resort ownership rules differ enough that the two markets rarely compete for the same buyer.

Look east and the value equation shifts again toward Heber City and the Jordanelle, where the same budget buys land instead of a lock and leave condo. We work both sides and will say plainly which one fits what you actually want.

  • 03Skiable terrain across the combined resorts is enormous, but the terrain that matters to you is whatever sits above your building. We will show you the lift map before the floor plan.
  • 04The village is a construction zone in stretches. That is a nuisance now and an upside later, and it should be priced into what you pay today.
